Here is what's been happening in the real estate market in Whistler, BC:
  • There was $32,059,000 of real estate sold in February 2026 vs $78,553,645 sold in  February 2025.
  • Sales volume has decreased 59% in February 2026 vs the same period of 2025 and has decreased 13.6% year over year.
  • The Median Days on Market in February was 77. 
Median Sale Price
  • The Median Sale Price in 2026 is $1,450,000.
  • There has been 53 sales year to date in 2026 vs 54 sales in the same period of 2025. 
Active Listing Inventory
  • There are currently 264 active listings on the market in Whistler and 71 listings in Pemberton.
  • In February 2022 there were 108 active listing on the market in Whistler and 17 listings in Pemberton.

Conclusion

In conclusion, February 2026 reflects a marked slowdown in overall dollar volume compared to both last year and the post-pandemic peak years. With $32,059,000 in real estate sold versus $78,553,645 in February 2025—a 59% decrease and a 13.6% year-over-year decline in sales volume, the market is clearly experiencing reduced transactional momentum.

However, unit sales remain relatively stable year to date, with 53 sales in 2026 compared to 54 during the same period in 2025, suggesting that activity levels have not fallen as sharply as dollar volume might imply. The median sale price of $1,450,000 and a median of 77 days on market indicate a more balanced environment, with properties taking longer to sell and buyers exercising greater discretion.

Inventory levels have risen significantly, with 264 active listings in Whistler and 71 in Pemberton, compared to just 108 and 17 respectively in February 2022. This substantial increase in supply provides buyers with more choice and negotiating power, further contributing to longer selling timelines.

Overall, the market appears to be transitioning from the high-velocity conditions of recent years to a more measured and balanced state. While pricing has remained relatively resilient, elevated inventory and reduced sales volume point toward a market that favors well-priced, strategically positioned properties in order to achieve timely results.
