Common questions.

How much does a residential appraisal cost?⌄

Whistler and Pemberton condos and townhomes typically run $500–$700. Single-family homes are $700–$1,100 depending on size and complexity, and rural acreage or unique alpine properties are quoted individually. You receive a flat fee in writing before any work begins.

How long until I have the report?⌄

Three to five business days from the inspection is standard. Rush service within 48 hours is often available for an additional fee — call to confirm current scheduling.

Will my lender accept the report?⌄

Yes. Reports are prepared to CUSPAP standards by a designated AACI appraiser and are accepted by the major banks, B.C. credit unions and private lenders. If your lender requires a specific form or portal delivery, let us know up front.

Is an appraisal the same as a realtor's market evaluation?⌄

No. A realtor's evaluation is a marketing opinion offered at no charge. An appraisal is an independent, documented and defensible opinion of value that carries professional liability and can be relied on by lenders, courts and the CRA.

Do you appraise nightly-rental and rental-pool properties?⌄

Regularly. Phase 1 and Phase 2 zoning, rental-pool covenants, hotel-condo restrictions and tourist-accommodation limits all affect value, and each is addressed explicitly in the report.

Can you appraise a property as of a past date?⌄

Yes. Retrospective valuations are common for estate settlement, date-of-death filings, separation agreements and capital-gains reporting. Provide the effective date and available property details.

Does someone need to be home for the inspection?⌄

An adult or authorized representative must provide access. The walkthrough takes 30 to 45 minutes and includes interior measurement and photographs of every level, plus the exterior and site.
