Here's what's been happening in the real estate market in Whistler in November 2023:

  • There were $51,230,000 worth of real estate transactions in November 2023 vs $92,053,999 in October 2023.
  • There were $54,320,599 worth of real estate transactions in November 2022.
  • Sales Volume in November 2023 is down 5.7% this year vs last and down 44% month over month.
  • There were 25 price reductions in November in Whistler. of those properties have now sold. 
  • The prime interest rate in Canada remains at 7.2% for the last 4 months. 
Median Sales Price and Sales Volume
  • The median sale price in Whistler is currently $1,500,000.
  • The median sale price has decreased .4% this year vs last.
Active Listing Inventory
  • Listing inventory remains steady at 231 active listings.
  • In November 2022 there were 181 active listings.
  • In May 2020 there were 325 active listings.
  • In January 2013 there were 555 active listings!
List Price vs Sale Price
  • The median listing price is $1,885,000.
  • The median sale price is $1,500,000. This represents a 20.4% discount! 
  • Qualified buyers have more leverage than ever. 
Median Days to Sell vs Median Sale Price
  • The median days to sell in November was 32.
  • It took the longest to sell a property in Whistler in September 2023 at 48 days on the market.
  • The quickest median days to sell was May, at only 17 days!
WHISTLER CHALETS
  • The median sale price of chalets in Whistler has decreased 20.5% this year vs last.
  • The median asking price in 2023 is $4,390,000 vs the median sale price of $3,100,000.
  • Chalet buyers are experiencing a 29.38% discount from asking price!
  • Chalet sales volume and active listings are on the decline. 
WHISTLER TOWNHOMES
  • The median sale price and sales volume remain steady in the townhome market.
WHISTLER PHASE 1 TOWNHOMES
  • The Phase 1 townhouse remains in high demand.
  • Excellent rental revenues, flexible owner usage, full kitchens, pools and hot tubs are some of the amenities that continue to make Phase 1 townhomes so desirable. 
  • Phase 1 townhomes have appreciated 7.5% in 2023 and 47% since 2021!
WHISTLER CONDOS
  • The median sale price for condo's is up 1.4% so far in 2023.
  • This includes: Phase 1, Phase 2 and residential condos.
WHISTLER PHASE 1 CONDOS  - ZONED FOR NIGHTLY RENTALS
  • Phase 1 condos are experiencing a 9.4% median sales price decline so far in 2023.
WHISTLER PHASE 2 CONDOS  - ZONED FOR 56 DAYS OF PERSONAL USE
  • Phase 2 condos are up 4.5% in 2023!
