WHISTLER REAL ESTATE NEWS - OCTOBER 2022


Greetings from the snow covered Sea-to-Sky! It was a quick transition from summer to winter this year. Get your skis and snowboards ready, Whistler Mountain opens in a few weeks! News today is the Creekside Gondola & Red chair will not be ready for winter operations this year. If you are living or parking in Creekside, WB is offering free shuttles to Whistler Village. Good news is, another La Niña season is predicted for the Coast Mountains. If the snow keeps falling like it is right now, it will be a busy winter on the mountains and an excellent year for short term rental revenues. 

 Here's what's been happening in the real estate market in Whistler:
  • Sales volume is down significantly from 2021. If properties are priced well below the last comparable sale, or they 'tick all the boxes' for buyers, these properties are selling. Some buyers willing to make offers are getting some huge discounts off the asking price. Everything else seems to be sitting on market. I encourage any interested buyers looking for a deal to 'throw some mud at the wall and see what sticks'. Click the sales links below. There were some excellent deals in October 2022.
  • There were $72,193,000 worth of real estate transactions in October 2022. A huge improvement from the low of $38,186,000 in July 2022, but a 53% decline from the highs of March 2022. 
  • The median listing price so far in 2022 is $1,699,000 vs the median sale price of $1,500,000. This represents a discount of 11.71%.
  • The median listing price in 2021 was $1,299,000 with a median sale price of $1,287,500. A difference of less than 1%.
  • Median days to sell in October 2022 was 30 days, vs 21 days in October 2021.
  • Months of inventory is trending down to 6 months in September from 8 months in August.
  • There have been 409 sales in Whistler year to date vs 810 sales in 2021. The lowest amount of sales in the last decade was 522 in 2012. We are on pace to break that record in 2022.
  • Listing inventory is down slightly to 194 listings in October from 198 in September.
  • There were 28 price reductions in October 2022 in Whistler.
