I hope all is well with you and your families.
Here's what's been happening in the real estate market in Whistler, BC:
  • There was $62,952,317 of real estate sold in May 2026 vs $78,481,900 sold in May 2025.
  • Sales volume has decreased 20% in May 2026 vs the same period of 2025.
  • Sales volume in 2026 is down 1.8% from the same period of 2025.
  • The Median Days on Market in May was 31.

  • The Median List Price in 2026 is currently $1,768,500
  • The Median Sale Price in 2026 is currently $1,500,000
  • This translates to a 15% discount for buyers.
  • There have been 148 sales year-to-date in 2026 vs 157 sales in the same period of 2025. 
Active Listing Inventory
  • There are currently 278 active listings on the market in Whistler and 87 listings in Pemberton.
  • In February 2022 there were 108 active listings on the market in Whistler and 17 listings in Pemberton.
  • There were 57 new listings and 26 sales in May 2025.

Conclusion

The Whistler and Pemberton real estate markets continue to offer buyers greater negotiating power than during recent peak market conditions. With a median list price of $1,768,500 and a median sale price of $1,509,000, buyers are currently achieving an average discount of approximately 15% off the asking price.

Sales activity has remained relatively stable year-over-year, with 148 properties sold year-to-date in 2026 compared to 157 during the same period in 2025. However, inventory levels have risen significantly. There are currently 278 active listings in Whistler and 87 in Pemberton, compared to just 108 in Whistler and 17 in Pemberton during the highly competitive market of February 2022.

The increase in available inventory, combined with steady but measured buyer activity, has shifted the market toward more balanced conditions. Sellers now face greater competition and must price strategically, while buyers benefit from more choice, increased negotiating leverage, and additional time to evaluate opportunities. With 57 new listings coming to market and only 26 sales recorded in May, inventory continues to build, suggesting that buyers are likely to remain in a strong position as we move through the remainder of 2026.
