I hope all is well with you and your families.
Here's what's been happening in the real estate market in Whistler, BC:
  • There was $51,786,500 of real estate sold in March 2026 vs $70,868,900 sold in March 2025.
  • Sales volume has decreased 27% in March 2026 vs the same period of 2025 and has decreased 14.4% year over year.
  • The Median Days on Market in March was 55.

  • The Median Sale Price in 2026 is  currently $1,374,500
  • There have been 88 sales year-to-date in 2026 vs 87 sales in the same period of 2025. 
Active Listing Inventory
  • There are currently 264 active listings on the market in Whistler and 80 listings in Pemberton.
  • In February 2022 there were 108 active listings on the market in Whistler and 17 listings in Pemberton.

Conclusion

The data indicates a clear shift in market dynamics between 2025 and 2026. While total sales volume in March 2026 dropped significantly compared to March 2025-down 27% for the month and 14.4% year over year. The number of transactions year-to-date remains nearly unchanged (88 in 2026 vs. 87 in 2025). This suggests that although properties are still selling at a similar pace, the overall value of those transactions has declined.

At the same time, the median sale price remains relatively strong at $1,374,500, and properties are taking longer to sell, with a median of 55 days on market. The most notable change is the sharp increase in inventory, with 264 active listings in Whistler and 80 in Pemberton, compared to much lower levels in February 2022.

Overall, these trends point toward a more balanced—or potentially buyer-leaning—market. Increased supply, combined with longer selling times and reduced sales volume, suggests that buyers now have more choice and negotiating power, while sellers may need to adjust pricing expectations to remain competitive.
