- The most amount of inventory belonged to May with 300 active listings.
- In July 2020 there were 379 active listing on the market in Whistler.

- Sales volume has decreased 2.15% in 2025 and 46% from the peak of the market in 2021.
- There were sales in 390 sales in 2025 vs 414 sales in 2024.

The median sale price rose 9% to $1,500,000 in 2025, highlighting continued buyer confidence despite fewer transactions. With 390 sales recorded and nearly $794 million in total transaction value, the market remains highly valuable even as activity cools. Inventory levels have increased compared to recent years, peaking at 300 active listings in May and settling at 253 by December, offering buyers more choice than during the post-pandemic surge. Property performance varied by segment. Chalets continue to be a standout, with median prices rising 8.9% in 2025 and 14% since 2023, reflecting sustained demand despite sales volumes stabilizing. Condos and Phase 1 properties also showed solid appreciation, supported by a growing preference for nightly rental flexibility. In contrast, residentially zoned townhomes and Phase 2 properties experienced modest price declines, indicating increased price sensitivity in segments with more restrictions or reduced rental appeal. In summary, Whistler’s 2025 market demonstrates resilience through rising prices and strong transaction values, even as sales volumes soften. Buyer demand is increasingly focused on properties with rental versatility and long-term value, suggesting that while the market has cooled from its peak, it remains fundamentally strong and strategically driven. |
